Newton Real Estate News – August 2026

Newton Market Fast Facts

1. It’s been yet another very busy month for The Vaghar Team. A spring slowdown due to still relatively high interest rates, the war and general uncertainty held buyers at bay. This made June and July exceptionally busy. We expect the first half of August to be quiet before things ramp up for the fall market.
2. The Legalize Starter Homes initiative will appear on all Massachusetts voters’ ballots this fall. If passed, the measure will override local zoning restrictions by requiring cities and towns to allow single-family homes on residentially zoned lots, provided they meet these three minimum standards: 5,000 sq. ft., 50 feet of frontage and access to public sewer and water. In Newton, many unbuildable lots may become ‘buildable’ overnight. If you live on an unbuildable lot, do not be surprised if a speculator knocks on your door hoping you will sell in the next few months.

It was a pleasure to attend the St. Mary of Carmen Festa in Nonantum. There is a lot of great culture here in Newton, but Italians show up like none other. It’s the biggest cultural celebration in the city and a true point of pride for our Italian-American community.
